Terms of Service

These terms apply to everyone who uses Letiva.uk, whether you are searching for a home, listing a property, managing a portfolio or carrying out maintenance work. By creating an account or using the site you agree to them.

Letiva is a platform that connects people. Unless we say otherwise, we are not a party to any tenancy, licence or service agreement made between users, and we are not a letting agent acting for either side.

• You must be at least 18 years old to create an account.
• Keep your login details private. You are responsible for activity carried out through your account.
• The information you give us — your name, contact details and role — must be accurate and kept up to date.
• Tell us straight away at hello@letiva.uk if you think someone else has accessed your account.

If you list a property or a room, you confirm that:

• you own the property or are authorised by the owner to let it;
• the description, photos, rent, bills and availability are accurate and kept current — including marking rooms as let when they are no longer available;
• the property meets the legal requirements that apply to it, such as gas safety, electrical safety, Energy Performance Certificates and, where relevant, HMO licensing;
• you will protect any deposit in a government-approved tenancy deposit scheme and follow the Tenant Fees Act 2019.

We may edit, pause or remove a listing that appears inaccurate, misleading, discriminatory or unlawful.

Listings are written by landlords and agents. We work to keep them accurate, but we cannot guarantee every detail. Always view a property — in person or by video — and check the tenancy agreement before you pay anything.

When you book a viewing, please turn up or cancel in good time. Repeated no-shows may lead to booking limits on your account.

You agree not to:

• post content that is false, offensive, discriminatory or that you do not have the right to share;
• ask for money outside an agreed tenancy process, or request payment before a viewing;
• harass other users or use their details for anything other than the rental in question;
• scrape, copy or resell listings or data from the site, or try to disrupt or gain unauthorised access to it.

Items in the Marketplace are offered by users, not by Letiva. Arrangements for payment, collection and the condition of an item are between the buyer and the seller. Do not list items that are unsafe, recalled or illegal to sell.

We provide Letiva with reasonable care and skill, but we cannot promise it will always be available or free of errors. We are not responsible for the condition of a property, the conduct of other users, or agreements you make with them.

Nothing in these terms limits liability that cannot be limited under the law of England and Wales, or your statutory rights as a consumer.

You can stop using Letiva at any time and ask us to close your account. We may suspend or close an account that breaks these terms. Some records may be kept after closure where the law requires it — see our Privacy Policy.

We may update these terms as the service develops. If a change is significant, we will tell you before it takes effect. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
